Sales picked up even with mortgage rates at 7.28%
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest level in nearly three years, according to Realtor.com. You might expect sales to stall. They didn't.
The Real Estate Data Aggregator counted 2,150 homes sold across the primary market ZIPs in the three months ending August 31, 2026. That's up 7.1% from the same months of 2025. So what? Demand held up even with expensive money. Your timing plan doesn't need a full reset.
Pending sales are up too, and that matters
The Real Estate Data Aggregator counted 2,243 pending sales across the primary market ZIPs, up 1.8% from a year ago. Pending sales are contracts signed but not yet closed. They tell you what buyers are doing right now, not last month. The direction is still forward.
Nationally, the National Association of Realtors reported existing-home sales were up 1.6% year-to-date through the first eight months of 2026. Our local market is outpacing that pace. That's a calmer read on demand than the rate headlines suggest.
Each ZIP tells a different story
Not every ZIP moved the same way. Some saw sales jump sharply. Others dipped a little. Here's how each one looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

A few ZIPs worth a closer look
ZIP 34715 had the biggest jump in sales, up 30.6% year over year, according to the Real Estate Data Aggregator. But the median price there dipped 4.8%. More homes sold, at a slightly lower price. That tells you buyers are still active but watching their number.
ZIP 32836 is the opposite story. The Real Estate Data Aggregator shows the median sale price there rose 14%, to $980,000. But homes sold fell 12.8% and months of supply climbed to 5.8 months. Prices can rise even when fewer homes trade hands, especially at the upper end.
ZIP 32835 saw months of supply drop 1.9 months year over year, the steepest fall in the market, per the Real Estate Data Aggregator. Fewer homes for sale, same number sold. That's a tighter pocket than the overall numbers suggest.
What the rate picture means for you
Freddie Mac also put the 15-year fixed rate at 6.60% as of October 1, 2026. Neither number is low. But buyers are still signing contracts. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Prices aren't falling across the board.
Nationally, about 21% of sellers dropped their asking price in the four weeks tracked by that same period, according to reporting on the broader market. That's a real share. Not every home sells at list, and not every market moves the same way.
Nearly 3 in 10 homes across most ZIPs went under contract within two weeks of listing. That's not slow. Price it right and buyers are there.
